Since our lettings department opened in the Autumn of 2013, over the last 7 years, Webster's have Let 95% of all properties listed within 9 days. Managed by Rebecca Leggett, every property we let is personally supervised by Rebecca who will prepare the valuation and oversee the campaign from viewings to full property management.  Websters has over 250 active tenancies, with the majority under full management.  We offer:

Our aim is to take the stress and worry out of letting your property, and once the proposal is accepted, we will arrive to take photographs and make floor plans for online and printed brochures and the necessary Energy Performance Certificate. Advanced web features such as fly-throughs or video presentations are available if required.

Our interactive website will display your property details with clear photographs and details.  Our site is also packed with local information and advice to give visitors a taste of the area. The property will also feature on websites such as primelocation, globrix, rightmove, the NAEA portal and many others. Properties are also shared via our Social Media channels for maximum impact and real-time responses and marketing.

Relevant letting fees and tenant protection information

In addition to paying rent, you may also be required to make the following permitted payments in relation to obtaining a tenancy through Websters;

Before the tenancy starts (Payable to Websters of Norwich Ltd ‘The Agent’)

Holding Deposit: equivalent of 1 weeks rent – this is payable to secure an application on a property marketed by the agent. Please note that this can be offset against the first months rent at the point of move in. This will be forfeit if you fail to proceed with the proposed tenancy in accordance with the statutory guidelines including if you declare false or inaccurate information on your references.

Deposit: the deposit amount will be determined by the rent value of the property and it will be the equivalent of 5 weeks rent.

During the tenancy

  • Payment of up to £50 plus VAT (£60) if you want to vary the terms of the tenancy agreement.
  • Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate.
  • Payment of £100 for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

During the tenancy (payable to the provider) if permitted and applicable

  • Utilities – gas, electricity, water
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages and early release penalties.

Websters of Norwich Ltd is a member of Propertymark, which is a client money protection scheme, and also a member of the Property Ombudsman, which is a redress scheme. Our scheme reference number is C0016517.

  7. OFFER RECEIVED
  8. OFFER NEGOTIATED IF NOT AGREED
  9. OFFER AGREED
  10. DOCUMENTATION COLLATED FROM BOTH LANDLORDS AND TENANTS
  11. REFERENCES COMPLETED AND SIGNED OFF BY LANDLORD (IF UNSATISFACTORY, DISCUSSION AS TO WHETHER TO ACCEPT A GUARNATOR, MONEY UP FRONT OR REMARKETING THE PROPERTY SHOULD BE HELD)
  12. UPON SATISFACTORY REFERENCES, LANDLORDS TO COMPLETE ANY AGREED TENANT REQUESTS E.G. INSTALLATION OF FURNITURE OR REPAINTING
  13. GAS SAFETY CERTIFICATE TO BE PRODUCED AND SATISFACTORY ELECTRICAL REPORT. 
  14. PAYMENT OF INTIAL MONIES AND SIGNING OF TENANCY AGREEMENT
